The volumetric and spatial solution of the block divides the territory into a private courtyard and a public perimeter.
A mini-square and a veranda are organized on the outside block, increasing the functionality and variety of scenarios for the first-floors commercial premises. The entrance groups are designed to be through, creating comfortable conditions for future residents. A single-level underground parking lot is designed for storing cars, and the roof is used for landscaping the courtyard area. The project offers a wide range of apartments, from studios to four-room apartments.

The planned quarter is dedicated to the personality of A. P. Chekhov and his play The Cherry Orchard. This context is reflected in the color and volume solutions of the façades. The color scheme is based on the flowering and fruiting of the cherries (cherry red and beige-pink), as well as sheets of paper and ink (white and black-gray), referencing the literary works of A. P. Chekhov. Large color blocks are used to create a dynamic composition. The expressiveness and multilayered nature of the façade solutions are achieved through decorative profiled elements and various types of balconies. The balconies’ composition creates a weaving effect on the façades, while the air conditioning baskets integrated into the balconies serve as additional decorative elements. The principle of creating the plasticity of the façade is based on the idea of depth and multilayeredness, reminiscent of the stage with portals in the Chekhov Theater. Each portal on the façade becomes not just an architectural element but also a metaphor for people's stories and the lives hidden behind the windows.
