Roots in a Tree

The comprehensive territorial development involves transforming the urban fabric with dilapidated wooden buildings into a modern urban environment. This includes creating two new blocks and restoring the grid of city streets.

At the time of the master plan development, the surroundings of the site were characterized by scattered high-rise and dilapidated individual residential buildings. According to historical cartographic sources, low-rise residential buildings were located along the perimeter roads of the blocks, while individual land plots were oriented inward. The project includes demolishing dilapidated structures, forming two new blocks, and creating a public area along the perimeter. This will allow for a seamless separation of private and public spaces and create a more permeable urban environment.

The main principles of the master plan are as follows:

  • a planning structure that forms the front of the streets and the urban development of the blocks;
  • variable building height, urban planning accents at the intersection of the streets;
  • visual “cleanliness”
  • avoiding the concentration of a large number of fully paved surface parking lots in a single location;
  • separation of public and private spaces;
  • allocation of noisy and quiet zones;
  • safety of movement;
  • functional diversity.

Each block features a single-level underground parking garage, with its accessible roof serving as a courtyard space for play, recreation, and sports activities. Visitor parking spaces are evenly distributed along the perimeter of the block along the street frontage. The first floor houses commercial spaces, as well as an integrated medical and preventive care facility and a Multifunctional Center (MFC). The entrance areas are designed for through-traffic, and the apartments offer a wide variety of layouts to accommodate residents with different family compositions.

The minimalist architecture takes the context of the site into account — the design of the facade elements (windows) and the color scheme interpret the solutions found in the wooden buildings that previously stood on this site.
