The main principles of the master plan formation:

  • planning structure that forms the street frontage and urban block development;
  • unifying bicycle and pedestrian recreational boulevard that creates a unified structure of public spaces;
  • separation of public/private and noisy/quiet zones;
  • varied public spaces;
  • visual and functional diversity of development;
  • formation of urban planning dominants;
  • integration of the kindergarten building into the street front;
  • safety of movement;
  • preservation and integration of existing green spaces into the concept.

The site includes four residential urban blocks with public spaces on the first floors, a kindergarten area, a green boulevard with public spaces, and parking areas. This layout allows for a conflict-free division of private and public spaces and creates a permeable built environment. The main points of attraction for residents include an entrance square, a play area in the northern part of the site, a sports area in the central zone, and a pet-walking area.

The first stage of construction includes two high-rise towers, which are the dominant features of the entire complex. There is also a public transport stop and an entrance square. The stylobate part between the towers includes public spaces such as restaurants, coffee shops, and shops, as well as sales offices and a management company. The distinctive silhouette is achieved by combining rectangular and pointed parapets, which also refer to the fortress symbol on the coat of arms of Rostov-on-Don. The terracotta shade chosen for the façades is rooted in the history of the site – a nod to the widespread use of red brick in Rostov-on-Don's architecture, as well as to the Semikarakorsk ceramics.
